Preparing for Photographs

Quality photos produce 3 to 5 times more showings and are key to capturing the largest possible audience of prospective buyers, realtors and brokers! YOU only get one chance to make a first impression.

To Promote the Very Best Photographs and Results:

Turn on all light fixtures and lamps (REPLACE ALL LIGHT BULBS THAT ARE NOT IN WORKING ORDER)
Have all ceiling fans set on the lowest setting and turn them off
Open all blinds and drapes
Deep cleaning to include, baseboards, floors/grout, walls, windows
De-clutter rooms which may be excessively furnished
Pick up every room
Move trash cans out of view to a closet or garage
Conceal all exposed electrical cords or cables as best as possible

Remove all vehicles from driveway(s)
If possible do not park in front of the property. (Maybe ask a neighbor if we can use their driveway.)
If you have a pool, turn on all water features, move the pool sweep, child gate, cleaning equipment and any pool toys out of view.
Recently mowed yard
Blow or sweep driveway, sidewalks and patios
Garage door(s) closed
Clear patios of all small items, such as flower pots, barbecues, toys, etc.
Move garbage cans, garden tools, hoses, children’s toys, bikes, etc. out of view

Maximize all available counter space - clear off and remove any small appliances
Remove photos, notes and papers from the refrigerator
Clean the major appliances; refrigerator, oven, range hood and sink

Maximize all available counter space - clear off all personal items (i.e.: toothbrushes, soap dishes, tissue, lotion, makeup, etc.)
Remove shampoo and other products from the shower/tub area.
Close the lid on all toilet seats
Clean mirrors

Remove clutter from bookshelves, tables and cabinets.

Make the beds and fluff the pillows
Clothes, shoes, toys should be put away
De-clutter bedside tables
